SMS TERMS & CONDITIONS

These SMS Terms and Conditions govern the TRU Investment Solutions LLC Customer Care Text Messaging Program (“SMS Program”). By affirmatively opting in to receive text messages from TRU Investment Solutions LLC (“TRU,” “we,” “our,” or “us”), you agree to these terms.
PROGRAM DESCRIPTION
The SMS Program provides customer-care and transactional communications related to TRU's property-management and leasing services. Messages may include:
• Property-showing links, confirmations, reminders, changes, and cancellations
• Rental application information, status updates, and requests for documents
• Maintenance-request acknowledgments, work-order updates, and appointment scheduling
• Inspection, resident-service, and property-management notifications
• Responses to questions or service requests initiated by you
The SMS Program is not intended for emergency communications. If you are experiencing an immediate threat to life, health, safety, or property, call 911 or the appropriate emergency service.
CONSENT AND ENROLLMENT
You may opt in by texting an approved keyword—such as START, OPTIN, UNSTOP, IN, or YES—to our designated business number or by affirmatively consenting through an authorized TRU form or communication channel.
By opting in, you confirm that:
• You are the authorized user of the mobile number provided
• You authorize TRU Investment Solutions LLC to send customer-care and transactional text messages to that number
• Your consent is voluntary and is not a condition of renting a property, submitting an application, or purchasing services
• You have reviewed these SMS Terms and Conditions and our Privacy Policy
MESSAGE FREQUENCY
Message frequency varies based on your requests, appointments, application activity, maintenance needs, resident account activity, and other property-management services.
MESSAGE AND DATA RATES
Message and data rates may apply according to your wireless carrier and mobile service plan. TRU does not charge a separate fee for participation in the SMS Program.
OPTING OUT
You may unsubscribe from text messages at any time by replying STOP to the number from which you received a message.
After you reply STOP, you may receive one final confirmation message stating that you have been unsubscribed. No additional SMS Program messages will be sent unless you opt in again. Requests concerning your lease, application, maintenance, or services may still be communicated through another legally permitted method.

SUPPORTED CARRIERS AND DELIVERY
Wireless carriers are not liable for delayed or undelivered messages. Message delivery is subject to your carrier's network availability, device compatibility, and service plan. TRU cannot guarantee that every message will be delivered or received within a particular time.
PRIVACY
TRU's collection and use of information connected with the SMS Program are governed by our Privacy Policy, available on the Privacy Policy page of this website.
TRU does not sell, rent, share, or disclose mobile telephone numbers, text-message opt-in information, or SMS consent data to third parties or affiliates for marketing, promotional, lead-generation, or advertising purposes.
USER RESPONSIBILITIES
You agree to provide accurate information and promptly notify TRU if your mobile number changes or is reassigned. If you are no longer the authorized user of the enrolled number, you must reply STOP or contact us to discontinue messages.
ELIGIBILITY
You must be at least 18 years old or otherwise legally authorized to participate in the SMS Program. By opting in, you represent that you meet this requirement.
CHANGES TO THE SMS PROGRAM OR TERMS
TRU may update these terms or modify or discontinue the SMS Program when reasonably necessary. Updated terms will be posted publicly with a revised effective date. Where required, we will provide additional notice.
